EV drivers actively filter for chargers when they book โ€” here’s how to add charging to your Airbnb listing, get found for it, and bill for it without the hassle.

More of your guests are arriving in electric cars every month, and a growing number of them plan their trips around where they can plug in. If your property has a charger โ€” or you’re weighing up installing one โ€” the way you present it on your listing decides whether those bookings find you or scroll straight past. This guide walks through the practical steps: switching on the right amenity, describing charging clearly, taking good photos, deciding whether to charge for it, staying safe, and managing access so it never becomes a chore.

In short: enable the EV charger amenity, describe the charging honestly (speed, connector, cost), add a photo, set expectations in your house rules, and use a system that bills guests automatically so charging pays for itself instead of costing you.

Why adding EV charging is worth it

EV drivers behave differently from other guests. Range and charging are front of mind when they book, so many of them use the amenity filters to narrow their search to places where they can top up overnight. A property that appears in those filtered results is competing against a much smaller pool โ€” which is exactly where you want to be.

Beyond visibility, charging tends to attract the kind of guest hosts like: people on longer stays, road-trippers who need a reliable overnight top-up, and business travellers who value convenience over price. A charger can justify a higher nightly rate and make your listing the obvious choice for anyone driving electric. We’ve laid out the numbers in full in our business case for EV charging at accommodation, but the short version is that a well-presented charger usually earns its keep.

Turn on the EV charger amenity

Most booking platforms, Airbnb included, let guests filter listings by amenity โ€” and “EV charger” is one of them. If you don’t tick that box in your listing settings, your charger effectively doesn’t exist to the people searching specifically for it. This is the single highest-value thing you can do, and it takes minutes.

Head into your listing’s amenities settings and enable the EV charger option. Platforms update their interfaces regularly, so rather than following a fixed set of clicks, look under the amenities or facilities section of your listing editor and check Airbnb’s current listing settings for the exact wording. Once it’s on, your place starts surfacing for guests who use that filter.

Describe the charging clearly and honestly

Ticking the amenity box gets you found; the description gets you booked. EV drivers are cautious โ€” a vague “EV charging available” raises more questions than it answers. Spell out the details so a guest can decide at a glance whether your setup suits their car:

Put the essentials in the listing description and repeat the practical details in your house rules or check-in guide, so there are no surprises on arrival.

Add a photo of the charger

A single clear photo does a lot of reassuring work. Show the charger mounted in its actual location โ€” on the wall, beside the driveway, in the garage โ€” ideally with the parking space visible so guests can picture pulling in and plugging in. It signals that the charger is real, permanent and properly installed, not an extension lead trailing out of a window. Listings that show the charging setup convert better with EV drivers precisely because they remove doubt.

Free or paid โ€” and how to bill for it

You can offer charging free as a perk, or bill for the electricity used. Free charging is a simple selling point, but if guests are topping up large batteries every night the cost adds up quickly, and you’re absorbing it. Paid charging keeps the amenity sustainable and lets you offer it without watching the meter.

If you decide to bill, the three common models are a flat fee per stay, a rate per kWh actually used, or a flat fee per day charged. Each suits a different property and guest mix โ€” our guide on how much to charge guests for EV charging walks through picking a fair rate that covers your electricity cost without deterring bookings. Whatever you choose, state it clearly in the listing so guests aren’t surprised by a charge โ€” transparency here protects your reviews.

Safety: skip the 3-pin “granny” cable

It’s tempting to let guests plug into a normal wall socket with the portable “granny” charger that came with their car. Don’t rely on it as your offering. Standard domestic sockets and household wiring aren’t designed for the sustained high load of charging an EV for hours on end, and repeated overnight use can overheat connections โ€” a genuine fire risk, especially with older wiring or an outdoor extension lead.

A properly installed dedicated EV charger is safer, faster and far more reassuring to guests. We’ve covered the risks in detail in our post on the dangers of guest EV charging from a 3-pin granny charger. If you’re going to advertise charging, do it with the right hardware.

Managing access without the hassle

This is where hosts often hesitate โ€” the fear that offering charging means chasing guests for money, leaving the charger open to neighbours, or fiddling with an app for every booking. It doesn’t have to. A managed platform like Guest Charge turns your existing OCPP charger into a controlled, paid amenity that mostly looks after itself.

Each guest gets a private link or QR code to start their session, so only your current booking can use the charger โ€” not passers-by. Billing is automatic against the model you’ve set, whether that’s per stay, per kWh or per day, and the charge is handled without you sending invoices. You can schedule the charger so it only works during a guest’s stay and switches off in between, and you get energy reporting that shows exactly what was used and earned. The result: you advertise charging confidently, and the admin stays close to zero.
